Delayed Status Best Practices
1. Have Your Photos Ready First
Before switching a listing to Delayed, make sure all professional photos (and any other marketing materials) are uploaded. Now that SCWMLS includes Delayed listings in public home searches, buyers are getting notifications as soon as it's entered—so you want your listing to make a strong first impression right out of the gate. A listing without photos can cause confusion, lower engagement, and reflect poorly on both you and the property.
2. Set a Definite Price Before You Go Live
Avoid entering a “placeholder” price or pricing range while you finalize your strategy. Any price change made while in Delayed will still show as a price increase or decrease once the listing goes Active—giving buyers and agents the wrong impression about the property’s market position or value. Always finalize your price before entering the MLS to avoid unnecessary red flags.
3. Use Delayed to Strategically Build Buzz and Showings
Delayed status is perfect for generating anticipation and stacking showings. Here’s a common and effective strategy:
Enter the listing into Delayed early in the week (e.g., Monday)
Use the entire week to promote the listing on social media, send out email alerts, and schedule private showings for when it flips to Active.
Go Active on Thursday or Friday, and have a full weekend of showings already on the books, creating momentum and competition from the start
This approach maximizes exposure and gives your sellers a better shot at a strong offer (or multiple offers) right out of the gate.
4. Use the Time Wisely
Take advantage of the Delayed period to:
Launch your social media marketing
Create and distribute flyers, email blasts, or video tours
Reach out to agents and buyers to schedule showings in advance
Coordinate any open houses for the weekend it hits the market
Think of Delayed status as your go-time for marketing execution and lead-up strategy—not home prep.
Remember: No Showings Allowed While in Delayed
Showings are not allowed while the property is in Delayed status. Make sure your sellers and buyer agents understand this clearly. Any showings before the property goes Active could result in MLS violations and potential fines.
